PROJECT SCOPE

Himes Associates, Ltd. is providing project management services for the 42-acre development of a new 350,000 square foot Tier 4 Data Center and 115,000 SF office facility campus located within Loudoun County. The new facilities shall house core data processing business unit and related administrative functions for this confidential client's regional headquarters. Himes' scope of work includes the management of all site work and site utilities.

The data center build-out includes:

  • 80,000 square feet of raised floor area
  • 17,500 SF Network Operations Center
  • 100,000 square feet of support area
  • 50,000 square foot mechanical and electrical yard
  • 60,000 square feet of warm shell for future raised floor expansion

The scope includes all mechanical, electrical, and plumbing to support the data center. The facility is a Tier 4 data center and is planned at 120 watts per SF ultimate configuration with a "day-one" requirement of one POD at 120 watts per SF, one POD at 90 watts per SF, two PODs at 60 watts per SF, and three PODs for future development.
The budget for the data center is approximately $200 million including site work. The construction documents are underway, and construction is scheduled to begin in July 2007 with completion of construction and commissioning at the end of October 2008. Site improvements include a secure perimeter for protection from both unauthorized pedestrian and vehicular traffic, a landscaped campus atmosphere with hardscape and lighting, and sufficient parking for the office, data center, and visitors.

Himes' scope of responsibilities includes:

  • The coordination and oversight of design process
  • Participation in the selection of the general contractor
  • Supervision and coordination of the project team during the construction
  • Coordination and oversight of the commissioning and close out of the project
  • Collaboration with our Client to administer all aspects of the project including budget and schedule control
