PROJECT SCOPE
Digital Realty Trust (DLR) develops data center facilities for the Fortune 1000. Typically, these facilities are located within DLR's purchased built-for-purpose buildings and make up about 15,000 square feet or more of raised floor area for each tenant. These spaces usually have a design capacity of 100 and 150 watts per square foot of raised floor for critical IT Load rated between Tier 2+ and 3+.
To continue to be competitive, DLR's goal is to deliver these complete facilities within tightly controlled budgets and schedules. These constraints require creativity on the part of the project team, including developing alternatives to meeting redundancy requirements, deploying secondary market infrastructure equipment, adopting design assist and design-build approaches, among others.
In December of 2007, Himes Associates, Ltd. was awarded a contract to provide owner's representation services to Digital Realty Trust in order to roll out such approaches and strategies in the data center world. Himes is currently working closely with DLR and all of its consultants to construct the first of five phases for a project in Dallas, Texas which will incorporate 160,000SF of mission critical and administrative space, including 5-6 pods, each totaling approximately 10-15,000SF of data center.
