PROJECT SCOPE

In 1995 Mobil corporation initiated the restack of their HQ facility in Fairfax, VA.  The genesis of this restack was the restructuring  of the company to centralize shared services such as global real estate, purchasing , IT, legal accounting, etc.  Additionally Mobil had undertaken a real estate initiative intending to reduce real estate costs. The project was identified as Fairfax Workplace 2000 or fw2000.

The scope of the project included the restack of 1 million square feet of office area. Interim and final relocation of 3600 employees renovation of 700,000 square feet and replacement and/or refurbishment of 40,000 pieces of furniture. As a result of the restructuring Mobil would occupy less area in the facility making it an asset for other business purposes available in the market. The project also included the reconstruction of two training rooms, mailroom, retail areas and boardroom and the construction of a new smoking lounge, archive storage, conference area and replacing common area finishes.

Himes was charged with completing the project in 45 months.  The initial phase consisted of the interim relocation of 1200 employees to accommodate the reorganization and create swing space.  During the interim move days the programming study was developed resulting in a blocking and stacking plan. Using data extracted from Mobil facilities management program the as is stacking was compared to the proposed stacking plan.

The team immediately recognized the need for effective communication on the project not only to the Mobil employees but also among the project team.  Himes tailored its project genesis database to meet the requirements of this project.  This allowed the entire team continuous access to all project information and accelerated communication.

Initially Mobil planned to reuse their existing workstations for the open office areas.  By analyzing the cost of refurbishing and supplementing the existing furniture, Himes decided that purchasing new furniture would result in a nominal budget increase with great improvements in ergonomics and functionality.  Mobil’s medical staff was included in the selection of certain furniture.  Himes conducted the procurement process and later expanded the discount structure to a national agreement with the manufacturer. Himes provided project accounting including reconciling Mobil’s corporate accounting staff.  Himes project accounting database was modified to be compatible with Mobil’s accounting processes.  Himes records were available at all times to Mobil through a Lotus Notes database.
