Himes Associates, Ltd. has provided Owner’s Representation and Project Management services to Capital One Financial in support of their Corporate Real Estate team. The range of projects we’ve supported is broad and includes base building design and construction management, tenant interior updates, office renovations and reconfigurations, corporate lease hold improvements, IT systems installations and Security upgrades for Operations and Professional buildings. We’ve provided support from initial client request, thru budget development, management approval, design, construction and move-in activities at multiple sites nationwide. Key recent projects include:
Card Center located in Sioux Falls, South Dakota. The 81,000 SF building required seamless integration with Capital One’s real estate, facilities, and IT teams. Himes focused on the project and construction management of two floors consisting of open office, space, training, and food service areas. By developing detailed content scope, schedules and budgets, Himes was able to have the first 35,000 SF staff recruitment and training center ready for its 379 occupants in only 4 months. The second floor of 46,000 SF was remodeled to Capital One’s corporate office standards, and accommodates 340 employees. Himes oversaw the RFP and procurement of the Architect and Engineering firms, General Contractor, Information Technology Systems, Security, Food Services, and FF&E items.
Call Center located in Glen Allen, Virginia. The 192,000 SF building required seamless integration with Capital One’s real estate, facilities, and IT teams. Himes focused on the project and construction management of two buildings consisting of open office space, training, fitness center, and food service areas. Himes oversaw the RFP and procurement of the Architect and Engineering firms, General Contractor, Information Technology Systems, Security, Food Services, and FF&E items.
Corporate office facility located in St. Cloud, MN which includes a world-class café and supports Capital One’s online banking business. Himes has provided project management services on a broad range of numerous tenant interiors and updates throughout the facility including: the installation of a new business operation within the open office space on the 4th floor; café refresh; wire room expansion; training room refresh; public address system installation; and a building-wide carpet replacement.
