Spanning over 36,000 square feet, this facility is designed to meet the highest standards of modern medical practice. It features advanced infrastructure, energy-efficient systems, on-site diagnostic services, cutting-edge treatment facilities, and a seamless integration of medical care.
The two-story facility, adjacent to Mercy Hospital in Durango, CO, is a strategically located, elevated site that enhances accessibility and visibility. Extensive site improvements and parking facilities support the new structure, ensuring ease of access for both patients and healthcare providers.
The first floor will be occupied by an ambulatory surgery center, while the remaining space will be occupied by a healthcare system user providing various medical support services. The project schedule includes the core and shell construction, which commenced in November 2023 and is on track for completion in September 2024. Tenant improvement work is expected to be completed by March 2025, ensuring the building is fully operational and ready to serve the community.

Himes Associates, Ltd. served as Welltower’s Owner’s Representative for the Cardinal at North Hills senior living community in Raleigh, NC. This standout project features 151 independent living (IL) units, 40 assisted living (AL) units, administrative offices, lobby and reception rooms, resident storage units, main utility rooms, central laundry, 86 parking spaces, eating and kitchen areas (including a commercial kitchen, dining room, and bar/lounge), and various community rooms (such as family rooms, a library, a fitness room, and an outdoor resident terrace).
The building’s layout is as follows: the 1st level contains offices, lobby/reception, storage, utility, and parking; the 2nd level features eating areas, kitchen, community rooms, and parking; the 3rd level houses 14 IL units and the terrace; floors 4 and 5 contain all AL units along with AL support services such as kitchen, dining, and support services; floors 6 through 18 have a typical layout of 11 units each, with the 6th and 7th floors offering balconies overlooking the terrace side and the 6th floor also featuring the fitness room; the 19th floor penthouse tops off the building with 5 large IL units. The community structure was constructed with reinforced concrete and post-tensioned concrete slabs, and its exterior façade is a mix of EIFS, brick veneer, cast stone, and aluminum window wall systems. The roofing is a single-ply TPO system over tapered rigid insulation.
